Buying Assistance
Suppose you find a dwelling on one of the countless real estate websites or, even better, on one of the Particulier à Particulier sites. You will by now have an idea of asking prices in the area, but perhaps you want a professional opinion nevertheless. Someone who can also help you with negotiations, who can draw upon many years of experience and study to provide you with advice that you most probably did not think of yourself, and who ensures that nothing is overlooked. Consider, for example, carrying out a structural inspection, applying for permits and subsidies, comparing cadastral maps, consulting planning regulations and ensuring the correct papers are present at the moment of transfer. If the dwelling is located in our vicinity, we will not commence until we have viewed the property. If the property is situated elsewhere in France, we can ensure that a qualified partner takes a look at it.
You can acquire a good impression of your prospective property while sitting in front of your computer at home. But often you will not see that a TGV line is located 200 metres away from the house or that a house on a 10,000 m2 piece of land is situated a mere 25 metres away from the neighbours. Or that the house does not have a sewerage system even though this is mandatory in that area. Not only because other regulations are applicable in France, but also because certain matters can ruin your living pleasure and in turn impede the necessary integration process.

What does buying assistance entail?
- We take care of negotiations
- We provide the contacts between you, the seller and the civil-law notary
- All contracts are read by our own civil-law notary first
- We discuss the (provisional) contract of sale and can have it translated for you if required
- We view the home in order to carry out a global structural inspection, amongst other things
- If required, we can arrange a specialised structural inspection
- We discuss the laws and taxes applicable to your home (termites, asbestos, property tax, SAFER (government organisation responsible for ensuring the proper use of agricultural land), sewerage, etc.)
- We ensure gas/water/lights are transferred
- We are at your disposal to answer any questions you may have about your new home
30 A Vendre does not sell properties itself. We only represent the buyer during negotiations. Once you have found the property you desire, we will ensure you encounter no problems when you buy it.
Properties that clients ask us to sell are forwarded to a partner real estate agent. If a client finds a property via this real estate agent, we will not provide buying assistance ourselves. In the unlikely event this should occur, we will refer you to another agency.
