Sometimes we are asked why we invoice you and do not share the commission with the (selling) real estate broker. This is the case at 95% of agencies after all!
We believe it is impossible to serve two masters and that whoever pays also expects a service in return. At any rate, the client will not face any resistance. This is why we do not ask for commission from the real estate agency. The advantage is that you know for sure that we will always look after your interests and that the real estate agent cannot impose any conditions.
If you compare our prices with those of others, you will see that we do not offer rock-bottom rates. However, we do ensure that you can sign the acte définitif without any concerns and with answers to all of your questions. This is coupled with a personal service appreciated by everyone.

All specified amounts include 19% VAT.

Buying Assistance

    • provide you with useful viewing tips;
    • perform a critical inspection if the house is located in our vicinity;
    • identify any negative aspects about the dwelling;
    • consult planning regulations and the land register;
    • carry out negotiations;
    • check and handle any legal matters;
    • discuss the various buying options (private, with or without a will, SCI, etc.);
    • read and go through the compromis de vente together with you and probably change it;
    • help you choose and stay in contact with a civil-law notary;
    • examine the general condition of the property;
    • arrange a structural inspection, if required;
    • transfer gas/water/lights;
    • answer all of your questions about your new acquisition.

In other words: we will act as your point of contact from the moment of 'discovery' to the moment you 'occupy' your new home in France. For this assistance, you will pay 1.4% of the purchase price + 10% of the negotiation result. The minimum amount is € 2,350. The total amount will be settled via the civil-law notary on the day you sign the final deed.


Checking the Compromis de Vente

  • read and go through the compromis de vente together with you and change it;
  • verify whether your conditions have been described correctly and whether the compromis de vente does not contain too few or indeed too many stipulations;
  • check whether all statutory requirements have been met and whether accompanying reports do not contain any risks that are unknown to you;
  • contact the civil-law notary to discuss any changes;
  • continue doing this until a proper and legally valid compromis de vente is obtained.

We will charge a fee of € 490 for these activities. We will also invoice the full amount if we have read the first version of the compromis de vente and the sale subsequently falls through.

Drawing up the Compromis de Vente:
We will charge a fee of € 780 to draw up the compromis de vente, which includes compiling all information, contacting a civil-law notary and all other activities applicable in this regard.


Buying land and assistance with renovation/construction

    • create the plans, construction specifications and working drawings;
    • contact and negotiate with building companies;
    • maintain intensive contact with you, the client;
    • represent you at the building site;
    • and carry out all activities described here

You can contact 30 A Vendre if you have any questions or concerns during the construction and delivery phases. For this assistance, we will charge you 9.5% of the renovation/construction price.


Preview/structural inspection

We charge € 80 per hour to preview a property.You can also call upon us to conduct a structural inspection. If you purchase a dwelling/plot of land with the assistance of 30 A Vendre, the viewing costs for a maximum of two dwellings visited earlier will be reimbursed to you.
In this way, 30 A Vendre ensures you miss nothing.
